What a WDI Inspection Covers

A wood-destroying insect inspection is a visual examination of a structure for evidence of wood-destroying insects, governed by the Texas Department of Agriculture. The result is an official state document: the Texas Official Wood Destroying Insect Report, issued on form SPCS/T-5. This is the report lenders, closing attorneys, and real estate agents reference when WDI documentation is required.

Insects covered on the Texas WDI report:

Subterranean termites
Drywood termites
Formosan termites
Carpenter ants
Other wood-destroying insects (such as wood-boring beetles, as specified by the inspector)

The report records active infestations, evidence of prior activity, and conducive conditions, each documented by location on a property diagram. Inspectors examine all accessible and unobstructed areas: the foundation perimeter, exterior surfaces, interior wood elements, accessible attic space, and crawl space where present. Areas blocked by storage, sealed hatches, or enclosures are noted in the report rather than estimated.

The SPCS/T-5 isn’t a structural damage report. It identifies evidence of wood-destroying insects; a qualified contractor evaluates any resulting structural concerns separately. For FHA and many conventional loan closings, lenders also require the NPMA-33, a nationally standardized form that documents the same findings in a format recognized across state lines. VA loans in Texas require a WDI inspection on an approved form issued by a licensed Texas pest control company.

Termite Pressure in Houston: Why This Inspection Matters Here

Houston’s subtropical climate doesn’t just attract termites seasonally. High humidity, mild winters, and clay-heavy soil mean termite activity in Harris County is essentially continuous. Three species are active in this area, and each behaves differently.

Subterranean Termites
The most common species in Houston. They build mud tubes from soil to wood and work from the inside out. By the time visible signs appear, significant damage may already be present.

Formosan Termites
An aggressive invasive species capable of nesting inside wood without soil contact. Formosan colonies are large and can cause rapid structural damage that can outpace what subterranean termites typically produce.

Drywood Termites
Found in attic framing, furniture, and wall trim. Their presence is often identified by small piles of frass, the pellet-like waste they push from entry holes.

When a WDI Inspection Is Required or Recommended

The most common trigger for a wood-destroying insect inspection in Houston is a real estate transaction. VA loans require one. FHA and many conventional loan closings require the NPMA-33 form. Sellers can also commission a pre-listing inspection before putting their property on the market, giving them time to address any findings before a buyer’s inspector surfaces them during the option period.

Outside of real estate, annual WDI inspections help homeowners catch activity before it progresses. Visible warning signs that may prompt a closer look include mud tubes along foundation walls, wood that sounds hollow when tapped, discarded wings near windows or doors, and doors or windows that suddenly stick without an obvious cause.

From Inspection Findings to Next Steps

The SPCS/T-5 report documents what was visible and accessible on the date of inspection. It can be used by buyers, sellers, or lenders to satisfy loan requirements, negotiate repairs, or establish a treatment plan. It isn’t a warranty that the structure is free of wood-destroying insects; it reflects conditions observed during that visit.
